How to Choose the Right Asphalt Contractor

Quality asphalt work lasts decades when done right—and causes headaches when done wrong. Choosing the right asphalt contractor is one of the most important decisions you’ll make for your pavement project.

Check Credentials and Experience

Verify licensing and insurance first. Florida requires specific credentials for paving contractors. Ask how long they’ve been in business and whether they specialize in your type of project—parking lots, roadways, driveways, or overlays. Experience with local conditions (heat, rain, soil) matters.

Review Their Portfolio

Ask to see completed projects similar to yours. Drive by a few sites if possible. Look for smooth surfaces, clean edges, proper drainage, and no premature cracking or rutting. A contractor who stands behind their work will be proud to show it.

Understand the Quote

Get detailed quotes from multiple contractors. Compare not just price but scope: mill depth, paving thickness, base preparation, drainage, and warranty. Cheapest isn’t always best—thin lifts or poor base preparation fail quickly. Ask about materials: mix design, aggregate source, and whether they use recycled asphalt (RAP) appropriately.

Communication and Timeline

Will they provide a realistic schedule? How do they handle weather delays? Who’s your point of contact? Good contractors communicate clearly and manage expectations. Avoid those who disappear after the quote or can’t answer technical questions.

Warranty and Follow-Up

What warranty do they offer? Do they return for punch-list items? Will they document the work for your records? A contractor who warranties their work and sticks around is one you can trust.
